Main Services.

Whether you have agreed to Purchasing a new home, or you have agreed to Sell your existing home you need a Notary. After you have entered into a binding Contract of Purchase and Sale it is our job as Notaries to ensure that the final closing of the property, (i.e. the exchange of title and money as well as all related legal aspects) are properly looked after to ensure a smooth transaction. This includes co-ordinating with you, your Realtor, your Mortgage Broker, your financial institution and any other person or party that needs to be involved to complete the deal. We also assist in the preparation of Contract of Purchase and sale for Private Sales/Purchases.
Even if you are not Buying or Selling a home you will require the services of a Notary if you are going to re-finance your existing home. Our role in this type of transaction is to co-ordinate with you, your Mortgage Broker and your Financial Institution to ensure that the new mortgage is registered properly on title, that you understand the type of mortgage you are getting and the terms associated with it and that they are what you want, and finally that all monies associated with the mortgage are paid out properly. This for example would include ensuring that an existing mortgage on title to your home is paid out and discharged from title, or that if you have credit card debt you wish to be paid out that the monies are forwarded to the correct place.

We also represent both Lenders and Borrowers who may wish to do a mortgage privately and can assist in the preparation of such a mortgage if required.

Estate and Future Planning  (I.e. documents you need in order to ensure you are looked after before you pass away) is an important part of every person’s life that is, unfortunately, often overlooked until it is too late. We offer a full spectrum of Estate Planning documents. The Power of Attorney document is one of two extremely important Future Planning documents you should have to ensure that in the event you are unable to speak for yourself and manage your affairs you have given someone you trust the ability to do it for you. The Power of Attorney gives the person or persons you appoint as your Attorney the Power to make Financial and Legal decisions on your behalf. Since revisions were made to the Power of Attorney Act this document is now highly customizable and can be custom tailored to fit your specific needs.
A Will is the document that determines how your Estate (your property and other assets) is to be distributed when you pass away. Having a properly drawn will, although your estate may seem simple, is important as it is the thing that will speak for you when you are no longer able to speak for yourself. Equally as important a professionally drawn Will will ensure that people you wish to inherit from your Estate once you have passed away will receive what you had intended to gift them. Part of creating a Will is ensuring that you have chosen a capable Executor (the person who manages your Estate and ensures that your beneficiaries receive what they are supposed to). The other Future Planning document you should have is a Representation Agreement for Health Care. This document allows your Representative, or Representatives to make Health Care Decisions on your behalf should they be required to do so. Like the Power of Attorney it is a highly customizable document that can be custom tailored to fit your specific needs and wishes with respect to how you would like decisions to be made when it comes to your healthcare should you be unable to speak for yourself.
